Rental Policy and Procedures
In anticipation of your arrival, here is our address. Please remember to come to our office in order to check in and to pick up your keys and rental package:

NOTICE: ALL PROPERTIES REPRESENTED BY DANIELS REALTY ARE INDIVIDUALLY OWNED AND FURNISHED. Owners personal property must be respected. Daniels Realty represents the owner(s) of the property(s) in a client/agency relationship. The term guest(s) & tenant(s) are used interchangeably and are defined as the principal party(s) renting a vacation property & those accompanying the principal party.
*Please do not rearrange furniture or remove any items from property.
The following policies and procedures should be read over carefully and adhered to in order to ensure a fast and smooth experience. If you have any questions or concerns, please do not hesitate to notify a member of our staff.
The black drop box located out front of our office is for our tenant’s convenience. For those wishing to check out early, please drop your keys in that box. Tenants may also leave their Tenant Inspection Report in the black drop box located outside of our office.
Check-In and Check-Out
All tenants must check in at Daniels Realty. Keys can be picked up anytime after 10am. With the size and complexity of the rentals, our cleaners need every minute of the summer seasons 10:00-2:00 window to ensure the cleanliness of your vacation home. In addition, this is the only time frame that it can be shown. We know that you are excited to get started with your vacation, but please do not interfere with their work by arriving at the home early or asking for an early check-in. No members of your party are permitted to be on the property or utilizing parking spaces or amenities of the vacation home before the check-in time of 2pm. NO EXCEPTIONS.
Please plan your day of arrival accordingly. Please do not go to the property prior to check-in at our office because this will delay your check-in. Should you arrive at our office after 5pm , arrangements will be made for you to pick up your keys . Please call us for details , or you will find instructions posted on our office door. Sunday check-ins arriving late must call by 1pm. We know it will be difficult to leave Diamond Beach but check-out time is 10:00am prompt, ABSOLUTELY NO EXCEPTIONS. The property must be vacated and the keys must be returned. Tenant is responsible for the following at check-out:
*Washing the dishes, taking out trash, emptying refrigerator, leaving the AC set at 78 degrees, securing all doors, and leaving the unit generally clean and damage-free
*Any excessive cleaning or excessive trash removal as deemed by Daniels Realty will be billed to the tenant.
*Please ensure you have packed all your belongings before check-out, as we cannot be responsible for items left.
If the keys are returned after 10am, your security deposit will be held for breach of contract.
The keys to your vacation rental are to be picked up at Daniels Realty. You will receive two sets of keys upon check-in. If you do NOT have two sets of keys, please notify our office immediately. It is the responsibility of the tenant to deliver all keys to our office upon check-out. We have a 24-hour black lock-box outside of our office for your convenience. Please note that any keys that are not returned will result in a $50 charge per key. Tenants have the option of going to the hardware store on New Jersey and Aster Avenue in Wildwood Crest to replace the missing keys. In the event of a “lock out,” there will be a $100 emergency lockout service fee after hours. Do not go back to the property after you have turned in your keys.
Do not return beach badges , pool tags or parking tags to Daniels Realty. Please note that you, as the tenant, are responsible for any misplaced beach, pool or parking tags. Replacement cost of a beach tag is $60-95 , depending on the beach club, if you purchase yourself directly from the beach club. There is $125 replacement fee if Daniels has to replace a beach tag. This fee includes the replacement cost of the tag as well as a service charge for Daniels Realty for replacing the tag. There is a $50 replacement fee for pool or parking tags. This fee covers the replacement cost of the tag, and service charge for Daniels Realty. These fees will be deducted from your security deposit within 24 hours to ensure the incoming tenants have the tags for their stay. If you took the tag home in error, the tag must be sent back to Daniels Realty via OVERNIGHT MAIL within 48 hours in order for the fees to be refunded back to you.
Parking is permitted only on paved surfaces or designated parking areas located on the property. The maximum number of vehicles allowed to park at the property is located on the signed lease and on the rental listing on our website. If you park in other areas you may damage the septic tank, drain fields, water lines, irrigation lines , or other buried utilities and you will be charged for any damages. If you park in the right of way adjacent to your rental home you may violate a
municipal ordinance. Any fines will be your responsibility. If property includes parking please do not park in the grass or on the side of the driveway . You will be fined.
ARRIVING AT THE HOME
We do our best to make sure your vacation home is properly prepared for your arrival. However, after you arrive at the home, and find anything that isn’t satisfactory, or there is something that you feel needs to be reported to our office, please do so by filling out and returning the Tenant Inspection Report. We ask ALL guests to go through and report any issues to our office by 12PM the day following check-in. Any mechanical, appliance, or cleaning concerns are to be addressed on the Tenant Inspection Report. Failure to report any dissatisfaction upon your arrival will not be addressed at, or following departure. If anything is unsatisfactory about your unit (i.e. cleaning) please contact our office on the day of arrival. Please allow our office to correct the problem. No refunds will be given.
Damage and Damage Deposit
Upon check-in you will be provided with the Tenant Inspection Report. It is imperative that this form is completed and returned to Daniels Realty by 12pm the day following your check-in. Please be aware that this is your responsibility as the tenant to report unsatisfactory conditions. If you neglect to report your concerns in writing and after check-out something is found damaged, you will be held responsible and your security deposit will be held. There are no exceptions.
During the warm summer months, it may take up to 24 hours for the home to cool properly after being cleaned and serviced between arrivals and departures. You must keep all doors and windows closed while the air conditioning is running. Failure to do so may cause a substantial increase in humidity within the property and may result in damage to the home or cooling system. You should not set thermostat below 70 degrees because the cooling system works best when kept at constant room temperature. Keep the blinds closed. On very hot days, the upper floors may not cool until the sun sets. Some of our homes have HVAC systems that may be monitored by the homeowner .
Refrigerators and Freezers
Prior to your arrival, these appliances may have been left open for a period of time during cleaning. It can take as long as 24-36- hours to fully recover to the proper temperature. Please be mindful of this prior to putting your groceries in the appliance. Please check your refrigerator
upon arrival and have it set at a medium temperature. High temperature settings freeze the coils of the refrigerator and improperly cool down the appliance. When you place your food in the refrigerator or freezer, please keep the door closed for quicker cool down.
There is no daily housekeeping service. Tenants are required to bring their own linens and towels. Owners will provide pillows and comforters. Please do not take any of these items from the property.
*Additional Supplies and Items to bring Cleaning supplies, paper products , soap , dishwasher detergent. Cleaners are not furnished in properties. Don’t forget to pack beach towels , toys, chairs ,coolers, beach blankets and sunscreen. If you forget something, there is plenty of shopping opportunities here at the beach.
Pets are not allowed, unless otherwise noted (i.e., pet-friendly property, or prior approval from the owner), and the Pet Addendum
must be completed.
Overcrowding and house parties are strictly prohibited and will not be tolerated. We cater to families and adults. The maximum number of guests allowed is listed in the description of the property as well as on the rental contract. Groups violating these restrictions or exceeding occupancy limits will be denied occupancy and/ or evicted with the loss of all money paid. If your family has more than one unit, you cannot congregate in one unit. Capacity must be respected at all times during your stay.
We rely on guest cooperation to make vacations enjoyable, not only for you, but for all tenants . Please treat your home away from as you do your own by keeping it clean during your stay. If there is a complaint regarding this issue or discourteous and rude behavior you will be asked to leave and full refunds will not be given. To ensure the return of your security deposit , the tenants are required to keep and maintain in good repair and the furniture and fixtures, to leave property in a clean and orderly condition, which includes washing all dishes , silverware, pots and pan, wiping down counters and stove, cleaning out the refrigerator entirely, making beds, vacuuming all carpets, mopping all uncarpeted floors, cleaning bathrooms and cleaning the grill, if provided. Tenant must also abide by all local ordinances, including recycling . Tenant will separate and place trash and recycles in their proper containers and place on the curb at the scheduled collection times. *Trash must be placed in the designated container and stored away from the street on non- collection days. Roll containers to the edge of the street the night before the scheduled pick up day
and back to the home afterwards . Specific collection days are provided on your check-in packet. Some homes have dumpsters located at the end of the driveway. At some homes , they are located at the end of the street.
Repairs and Maintenance
Our homes are well-maintained but please understand that, just like your own home, unexpected breakdowns may occur. We want your vacation to be just as you anticipated however sometimes repairs are necessary . Often the problem can be solved by following phone instructions of our maintenance staff. If after following instructions the problem persists a repairman will be dispatched. Further work orders may be pending as a result of a previous report of the owner or earlier tenant. Please be aware that most repair calls require us to contact outside independent contractors to make the requested repairs. Sometimes the availability of these contractors is limited so repairs cannot be made as quickly desired . We cannot be responsible for delays. It may be necessary for the contractor or staff to enter the home at reasonable times to make the repairs without your knowledge or presence.
*Some homes have private pools or hot tubs . Cleaning & maintenance are pre-arranged by the owner prior to your arrival. If a cleaning is required during your stay due to misuse, the cost will to charged to you.
If you would like the same unit, or any other property, for the next year, you MUST make your reservation request BEFORE departing. All other requests will be accepted on a “first-come, first-serve” basis. The earlier you book, the better chance you will have at reserving the property and the week that you prefer. Daniels Realty does rentals 365 days a year to ensure client satisfaction. Security deposits will be held to hold your week. Leases for the next summer will be sent out in September, and an additional payment is required upon receipt to hold your reservation.
