Policy And Procedures

Office hours: Monday – Saturday 8:00 a.m. – 4:00 p.m. off-season and 8:00 a.m. – 4:30 p.m. in-season

The following policies and procedures should be read over carefully and adhered to ensure a fast and smooth experience.

Three days before you arrive, you will receive an email with a welcome packet. Please be sure Daniels Realty has the correct information in our database. If you have changed your email or phone number, log onto your tenant portal and update the necessary information. If you have any questions or concerns, please do not hesitate to notify a member of our staff.

Check-in and check-out

Daniels Realty has a strict policy regarding the checking-in and out policy. Check-in is at 2:00 pm and check-out is at 10:00 am. There are no exceptions!.

Age requirement

All quest must be over the age of 25.

Upon Arrival

We do our best to confirm your vacation rental is ready for your arrival, but please understand that unexpected maintenance issues may occur. Daniels Realty’s expert rental team tries to rectify the problem as quickly as possible. Daniels Realty provides each tenant at check-in with instructions on how to report maintenance issues. Please be aware that most repair calls require us to contact outside vendors to make the requested repairs. The availability of these vendors is limited, so repairs sometimes cannot be made as quickly as desired. Daniels Realty cannot be responsible for delays.

Securing a rental

Payments are split in 2 in which the first deposit is required within 10 days of signing your lease agreement. The balance is due 30 days prior to check-in. You can mail your payment in the form of a personal check, cashier check, or money order. Daniels Realty currently does not accept credit card payments, sorry for the inconvenience.

Cancellation Policy

Daniels Realty will partially refund any money associated with a vacation rental ONLY if the unit is re-booked for the same week.

What is provided with your rental

The homeowners provide comforters and pillows. Tenants are to bring their own linens and towels.

Additional Supplies and Items to bring:

  • Cleaning supplies
  • Paper products
  • Soap & dishwasher detergent

Don’t forget to pack beach towels, toys, chairs, coolers, beach blankets, and sunscreen. Be sure to check your listing as some units do provide beach items.

Pets

Pets are not allowed unless otherwise noted (i.e., pet-friendly property or prior approval from the owner) and a Pet Addendum must be completed.

Rental Capacity

Overcrowding and house parties are strictly prohibited and will not be tolerated. The maximum number of guests allowed is listed in the description of the property as well as on the lease agreement. Groups violating these restrictions or exceeding occupancy limits will be denied occupancy and/or evicted with the loss of all money paid. If your family has more than one unit, you cannot congregate in one unit. Capacity must be respected at all times for the duration of your stay.

Smoking

All of Daniels Realty properties are smoke-free.

Guest Cooperation

We rely on guest cooperation to make vacations enjoyable, not only for you, but for all tenants. Please treat your home away from as you do your own by keeping it clean during your stay. Tenant must also abide by all local ordinances. If there is a complaint regarding this issue or discourteous and rude behavior, you will be asked to leave, and no refunds will not be given..

Advance Reservations

Daniels Realty does rentals 365 days a year to ensure client satisfaction. If you would like the same unit and same week for next year, you MUST fill out the rollover form provided at check-in. Security deposits will be held to hold your week.  All other requests will be accepted on a “first-come, first-serve” basis. The earlier you book, the better chance you will have at reserving the property and week that you prefer.
